these simple steps to begin foreclosure with Redwood Trust Deed Services,
Inc. If you have any questions or you are unable to print from your
computer, please call (800) 378-4388. You may also call to have us prepare
the forms for you, or setup an appointment with our Foreclosure Officer.

After
you submit your file to our Foreclosure Department, our foreclosure
officer will review the documents and contact you with any questions.
The next step typically involves the lender designating Redwood Trust
Deed Services, Inc. as the new Trustee on the Deed of Trust by signing
before a Notary Public a Substitution of Trustee. This document will
be prepared and recorded by our Foreclosure Department, and free notary
is also available to our local clients.
As
the Trustee on the Deed of Trust, we will have the authority to carry
out the lender's instructions with respect to the borrowers’ breach,
and a Notice of Default can be prepared and recorded, giving the borrower
a constructive notice of the lender’s intent to conduct a sale
of the securing property. Our foreclosure officer will be in contact
with the lender throughout the entire process, which can be as long
as four months (typical time from the day of recording of Notice of
Default to the date of Trustee's Sale).
During
these four months the borrowers may reinstate the loan. At that time
they may have to provide evidence that the other obligations under the
terms of the deed of trust are being followed, - i.e. proof of senior
lien(s), property taxes, and/or fire insurance being current. The borrowers
may also pay your loan off in full while in foreclosure.
When
a loan is submitted to our Foreclosure Department, we will answer all
of the questions the lenders may have regarding the foreclosure process.
