Trust Deed Services, Inc. does not originate mortgage loans. Privacy
of all parties is very important to us. Redwood will not share information
regarding borrowers with other brokers, unless authorized by the borrowers.
Redwood offers brokers the opportunity to concentrate their attention
and effort on what they most enjoy - originating more loans!
Arranging a private-placement mortgage loan leaves a broker with three
choices at close of escrow:
1)
Service the loan in-house
2) Have the lenders service the loan
3) Have an independent company service the loan
As
an independent loan servicing company, we would like to demonstrate
as to why the third option is the most efficient and cost-effective.
Servicing
a loan in-house creates a myriad of additional work for a broker. Thorough
recordkeeping, trust account handling, audits, and regular reports are
needed to meet numerous DRE regulations and State Law requirements.
In addition, lenders and borrowrs may demand daily attention by calling
regarding their loans.
Having a lender service his or her own loan in California is only an
option when the lender has 100% beneficial interest in the loan (i.e.
is the only lender). Multi-lender loans are required to be serviced
by a licensed Real Estate Broker. A lot of private lenders lack the
knowledge and organizational methods necessary to service a loan properly.
This deficiency may unnecessarily place the lenders at risk of violating
one or more laws or regulations, potentially jeopardizing their investments.
While
a loan is still in escrow, we can work with your escrow officer to prepare
the loan for servicing. If a loan has already been serviced by the lender
or the broker, we can service that loan too. See the table below for
